What kind of pets do you allow? Do you permit exotic pets?

We allow dogs and cats. No exotic pets allowed.

What kind of storage and garage options do you have?

We offer extra storage starting at a monthly price of $25 up to $100. Garage parking/storage is $225 monthly.

How many pets may I have?

Two

Are there any deposits, special fees, or monthly charges to have a pet?

Pet rent starts at $25 per month.

What must I bring with me to tour an apartment?

A government issued photo ID.

What are your fees and monthly charges?

Admin Fee is $200. Trash, pest, & maintenance fees will be quoted at leasing.

What are the income and credit qualifications?

3x the monthly rent including all trash removal, pet rent and pest control.

What is acceptable "proof of income" to sign a lease?

Please see Rental Application Approval Criteria for full list.

Income statements (i.e. pay stubs), bank statement, tax return, proof of trust income, pension funds, proof of retirement income, proof of student loan, proof of government payments disability income, and social security etc.

What happens if I qualify for an apartment, but my roommate does not?

The application is declined. The approved roommate may apply move-in if they qualify on their own or they may apply for a smaller apartment if they meet the criteria.

What are your security deposits?

Our security deposit is based on screening and ranges from $99-$1000, paid with certified funds.

Can I change to a month-to-month lease plan after my first year?

MTM rate are $300 plus current market rates. MTM lease are for a maximum of two months only.

What utilities are included in my lease?

None

How long is the term of the lease?

Initial leases are for a period of 12 months

Am I required to have renters' insurance?

Yes. The policy must have a $100,000 liability per occurrence. The Reef Apartments must be listed on the policy if you utilize a 3rd party company.

Do you offer corporate apartments?

Yes, at the Manager’s discretion. Based on inventory and availability.

If something needs to be repaired in my apartment, how do I report it?

You can email the community, call, text or submit through the property website’s online portal.

When is my rent payment due?

Rent is due on the 1st and considered late as of the 2nd. A 10% late fee will be applied to the account on the 2nd plus an additional $75.00 if not paid by the 4th.

What day of the month am I liable for a late charge?

The 4th day of the month is the initial late fee date. The 15th is the trigger date for the second late fee enactment of $75.00 additional dollars.

Will you accept electronic payments from my bank?

Yes, but the online payment system will not accept payments after late fees are applied.

Is there a place where I can pay my rent after office hours?

You can pay through the online portal. The online payment system will not accept payments after late fees are applied.

There is a person who might be staying with me for a while, is that permitted?

No longer than 14 consecutive days. After that they must be added to the lease agreement.

Do you have reserved parking?

No, but you can rent a garage for $225 per month.

I have a motorcycle, where can I park it?

A garage may be rented for $225 per month or the motorcycle may be parked in the main parking lot.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes

Do you have cable services?

Yes, AT&T is the provider with the latest in Fiber lines.

Does the property have a fitness center?

Yes, it’s open 24-hours a day.

Does the property have a swimming pool?

Yes

Does the property offer on-site recycling?

Not at this time.

Are gas grills permitted at your property.

Grills are not permitted on patios or balconies per the Duval County Fire code.

Is there any additional storage space available at your property?

Additional storage is available. Please ask a member of your Community Team.

Are residents permitted to paint their apartment?

No, we prefer that no resident painting is done. Should a resident paint the cost to repair is $200 per wall.

Will you accept my delivery packages for me?

All packages will be delivered to our package center.
